The Standard

VUE. is the independent certification standard for views. Every property is scored on five measured factors, in one of four categories, against a published bar. Not a gut feeling, not a drone photo. Properties can and do fall short. That's what makes a pass mean something.

Four categories

Water

Ocean, bay or lake of at least 20 acres, or a river at least 50 ft wide.

Mountain

At least 1,000 ft of local relief, measured from where you stand.

Cityscape

A genuinely dense skyline, not a single tall building.

Landscape

Natural or cultivated land, scored on its own merits.

Sample field report

An excerpt of the report every certified property receives. Each number below is measured on site, with bearings from a GPS-tagged theodolite and distances by line of sight to a named subject, then scored against the published rubric.

The conservative case

Every score reflects the view at its worst reasonably foreseeable condition: full summer foliage, not the bare winter trees in your listing photos. That's disclosed on every certificate.
